Payment Options
Tenants can conveniently pay their rent online through their tenant portal using bank account ACH transfers or credit cards. Additionally, we accept cash payments at various retail locations, including Walgreens, Walmart, CVS, and 7-Eleven, making it convenient for tenants to fulfill their rental obligations.
Late Rent Management
In the event of late rent payments, we adhere to a structured process while ensuring compliance with tenant laws. Our approach is designed to address late payments effectively and maintain clear communication with tenants throughout the process.
Late Rent Process
- Rent Due Date: Rent is due on the first day of the month and considered late after the 5th day.
- Late Fees: Late fees are applied to the tenant ledger if rent is not received by the 5th of the month.
- Notification: We promptly notify tenants of late fees and outstanding balances via letter or email.
- Tenant Contact: Our team reaches out to the tenant to understand their situation and explore potential resolutions. If necessary, we recommend steps for early move-out and lease termination.
- Early Move-Out Request: If a tenant is unable to resolve the rent payment balance, we advise the owner and obtain approval to initiate steps for an early move-out arrangement. Depending on the situation, we may recommend offering financial assistance to facilitate the tenant's departure by an agreed-upon date, prioritizing an amicable resolution over lengthy eviction proceedings.
- Eviction: If early move-out arrangements are not agreed upon or upheld by the tenant, we proceed with eviction as a last resort. Our experienced team coordinates with attorneys throughout the eviction court process. Once an eviction order is granted, we coordinate with the Cook County Sheriff for on-site eviction enforcement at the property.
