Application Criteria

Do not apply unless you have attended a showing and have seen the apartment.

All occupants 18 or older must complete a separate application.

Non-refundable $55 application fee per application.

All below requirements must be submitted before we start processing your application. An incomplete application will not be reviewed.

• Qualifications:
  • Income – Must have documented household monthly income of at least 3 times the monthly rent amount, or housing agency assistance.
  • Background – No evictions.
  • Credit score – Minimum credit score of 500.
  • Credit check – No utility, cell phone, internet, credit card accounts in collections.
• Documentation – Provide copies of supporting documentation by uploading them in the appropriate fields indicated on this application:
  • Drivers license/State ID
  • Social security card
  • Landlord verification – most recent 3 years of rental history
  • Employment verification – required for employer to confirm your employment information
  • Employment history – minimum of 1 year of employment over the past 3 years
    • If self-employed, must be working for a minimum of 1 year
    • If W2 employee, must be working for a minimum of 6 months
  • Income verification
    • If employed:
      • Paystubs covering the most recent 6 weeks
    • If self-employed:
      • 6 months of bank statements and 2 years of tax returns required
  • Additional income:
    • Social security income, link, disability, etc

  • We allow 3-5 business days to process your application. Once your completed application has been reviewed we will contact you within 24 hours with the decision.
• In-Office Meet & Greet
  •  Our office will contact applicants to schedule a time to come into our office to review the application if necessary. Appointments will be confirmed via email or text.

• Resident Benefits Package
  • All leases require enrollment in our resident benefits package at a price of $35.95/mo. This includes benefits such as renter’s insurance, identity protection, credit building, and more. Review the full details at the end of the application.
